Drainage questions

Do I need drainage or just a vapor barrier?

If water enters the space, you need drainage. If the ground is simply damp and evaporating, a vapor barrier may be enough. Moisture readings and the water lines on your piers answer it — we check both at the inspection.

Can drainage go in after the encapsulation?

It can, but it means cutting back into a finished liner, which costs more and leaves seams where you would rather not have them. Doing it in the right order the first time is cheaper.

How long does trenching take?

Usually one to three days depending on how much of the perimeter needs cutting and how hard the ground is. Rock, which is common around Lebanon and Murfreesboro, slows it down.

Will drainage fix the humidity too?

It fixes the water. Humidity still needs the space sealed and a dehumidifier to hold it down. Drainage and humidity control solve two different halves of the same problem.
