Why the range is so wide
Two houses on the same street can be thousands apart. These are the seven things that move the number, in roughly the order they matter:
Square footage
The single biggest driver. Liner, seam tape and labor all scale with the footprint — and wall height adds material a floor plan does not show.
What has to come out first
Fallen insulation, old torn plastic, construction debris and standing trash all get removed before anything new goes down. A clean space starts cheaper than a full cleanout.
Water and drainage
If water is actively coming in, sealing it without a drainage plan just traps it. Trenching, gravel, a sump basin and a discharge line add cost but they are what makes the rest last.
Liner thickness
We run four packages — Economy, Standard, Premium and Deluxe. Thicker liner costs more per square foot and holds up better under foot traffic and storage.
Piers and walls
Wrapping every pier and running liner up the block walls is slower work than a floor-only barrier, and it is what actually stops moisture wicking through the block.
Dehumidifier
Most sealed crawl spaces need one to hold humidity steady year-round. Sizing depends on the volume of the space, not just the floor area.
Access
A 30-inch door and eight feet of headroom is a different job from a belly-crawl through an 18-inch opening. Tight access adds days.

How long it takes
A typical crawl space is 2 to 5 days on site. Bigger spaces, or ones that need drainage cut in first, run longer. Whatever it is for your house, it is written on the estimate before we start — not revised halfway through.

Is crawl space encapsulation worth the money?
It is worth it when you have a moisture problem: standing water, a musty smell in the house, buckling floors, condensation on ductwork, or mold on the framing. Sealing the space stops the source instead of treating the symptom upstairs. If your crawl space is genuinely dry and well drained, we will tell you that too.
Can I just do a vapor barrier and stop there?
Sometimes, yes. If the space is dry and the walls are not wicking moisture, a ground liner from around $2,500 may be all you need. If water is getting in, a barrier alone traps it and you will be calling someone back. We tell you which situation you are in at the inspection.
Does homeowners insurance cover encapsulation?
Usually not. Most policies treat crawl space moisture as a maintenance issue rather than a sudden loss. A specific covered event, like a burst pipe, may be a different story - check with your carrier. This is why we offer financing.
